AEC Cost Recovery was founded, in 2010, by Marcus B. Elliott with the goal of helping owners of commercial real estate use the federal tax code to generate increased cash flow through cost segregation, and partial-asset disposal studies. During the past fifteen years the firm has continuously grown, and currently has completed projects in over 25 states.

AEC Management Team

The IRS Cost Segregation Audit Techniques Guide defines the qualifications required of professionals performing cost segregation studies, including expertise in construction processes, cost allocation, and the application of federal tax law governing depreciation classifications. The AEC Cost Recovery management team possesses the experience and technical proficiency necessary to deliver well-documented, defensible studies that meet IRS standards.

Marcus B. Elliott, President

Marcus Elliott is the Founder and President of AEC Cost Recovery, bringing more than 40 years of experience in cost segregation, real estate, and financial analysis. He has overseen over $2 billion in cost segregation projects, resulting in more than $700 million in depreciation adjustments for clients nationwide. Marcus’s expertise spans engineering-based cost segregation, internal audit, construction cost analysis, and tax-driven real estate strategies. Prior to founding AEC in 2010, he held senior leadership and audit roles with national real estate developers, directing construction audits across 19 states on projects ranging from $20 million to $125 million. At AEC, he manages the end-to-end cost segregation process, ensuring methodological rigor, IRS compliance, and defensible results.

Sabrina Trembley, Director of Project Management

Sabrina Trembley is a Project Manager at AEC Cost Recovery, responsible for coordinating cost segregation engagements and supporting the delivery of high-quality, audit-ready studies. She holds a B.A. from Lewis & Clark College and brings a strong background in project coordination, documentation management, and cross-functional support. Prior to joining AEC in 2023, Sabrina worked in a global professional services environment, supporting multi-country teams and complex workflows. At AEC, she manages project logistics, client coordination, and internal deliverables, helping ensure studies are completed efficiently, accurately, and in accordance with IRS guidelines.

Sharon Elliott, Director

Sharon Elliott advises and assists in directing AEC marketing efforts in the Pacific Northwest and Alaska. In this role, she has been instrumental in getting AEC established in the Anchorage market. For two decades she has been President of Alaska Exchange Corporation, the premier 1031 Tax Deferred Property Exchange company in Alaska, where she is known as an authoritative voice on this expanding tax shelter. Sharon is a certified course instructor for accountants as well as the Alaska Real Estate Commission on both 1031 Tax Deferred Property Exchanges and Cost Segregation Studies. Her diverse financial background includes 18 years of real estate, loan origination, and escrow closing. Sharon was the former President of Sitnasuak Financial Services LLC, overseeing the operation and management of Fidelity Title and Matsu Title. 

Jenny P. East, Director

Jenny East is a Director at AEC Cost Recovery with a strong background in public accounting, financial management, and cost segregation analysis. She holds a B.A. in Accountancy, magna cum laude, and began her career at a large regional CPA firm, where she specialized in audit engagements and developed a deep understanding of depreciation and tax planning strategies. Following her public accounting experience, Jenny served as Chief Financial Officer of a growing consumer products company, overseeing financial operations and strategic planning. Since joining AEC in 2018, she has played a key role in cost segregation studies for a wide range of properties—from individual investment properties to multimillion-dollar commercial and residential assets—bringing a disciplined, client-focused approach to every engagement.

Keith D. Burke, Director

Keith brings to AEC a proven-track record of creating and executing business development strategies that penetrate and expand key markets. Keith has extensive experience in both the private and public sectors, as well as international. Keith’s broad business background includes over three decades of experience in Alaska where he is well known and respected in the business community. Keith has been President/CEO of an Alaskan oil field services firm, and President/General Manager of a joint venture between two America- and Russia-based corporations with the sole purpose of expanding market share. Having worked with companies both large and small, he is ideally suited to provide AEC with advice and direction in market expansion as well as establishing and strengthening client relationships.
